Built in the 1970s, this little A-frame has all the charm and character that comes with her age — and she's been lovingly updated, thoughtfully stocked, and decorated with intention. Red, yellow, and blue accents carry through every room alongside little bird motifs, bird books, and bird games tucked throughout and every corner has a story.

At just 800 square feet across three bedrooms, the Joybird House is cozy by design. Perfect for a couple's getaway, a small family, or two friends who want their own space. Oh and birders or aspiring birders alike will find joy in the Joybird House!

HIGHLIGHTS

The Joybird House is less than a mile from Coler Mountain Bike Preserve and less than a mile from the Bentonville square — in opposite directions, which means you're perfectly centered between trail life and town life. A fully overstocked kitchen, stacked washer/dryer, smart TV with streaming, a record player, dedicated workspace with monitor and keyboard, and fans in every room round out the comforts. The mudroom is stocked with bike maintenance tools, a wash station, pump, wrench set, loaner helmets, and indoor bike storage for up to 6 bikes overnight. Step outside to a large fenced backyard with a seating area, grill, and hammock.

THE SPACE

Step inside and you immediately feel the coziness and pops color. The living room anchors the downstairs, with the mini split floor unit keeping things comfortable and a fully stocked kitchen just steps away. The downstairs queen bedroom is the Cardinal Room, warm, cozy, and just right. Upstairs, the Bluebird Room (king) and the Goldfinch Room (twin + trundle) flank a sweet little green play nook. We do encourage guests to leave the bedroom doors open at night for the best airflow throughout the house.

The mudroom off the back connects the house to the fenced backyard and is stocked with some nice extras: bike storage, a maintenance and wash station, travel chairs, picnic blanket, bocce ball, badminton set, and a full dog bin for your fur baby.

WALK THROUGH THE SPACE

THE A-FRAME Step through the front door (3 steps up from the stoop) into the heart of the Joybird House. The living room greets you with color, coziness, and the quiet hum of a home that's been prepared for you. The mini split floor unit keeps the downstairs comfortable year-round. The kitchen is fully stocked and ready for whatever you're cooking up.

THE CARDINAL ROOM — Downstairs Queen Bedroom The queen bedroom on the main level is a warm red — cozy, grounding, and peaceful.

UPSTAIRS Head up the A-frame staircase to find two more bedrooms and a little green play nook tucked between them.

THE BLUEBIRD ROOM — King Bedroom The king bedroom glows in calming blue. A wall unit between the two upstairs rooms keeps the upper level comfortable — leave the door open at night for best results.

THE GOLDFINCH ROOM — Twin + Trundle + Workspace Sunny yellow fills this cheerful room, which does double duty as a sleeping space and a dedicated work zone. The twin bed has a trundle underneath for a second sleeper, and a full desk setup with monitor, keyboard, and mouse is ready for remote workers or anyone who needs to get something done.

THE GREEN NOOK The little landing between the Bluebird and Goldfinch rooms is green — because blue and yellow make green. A lovely detail, especially for kids.

BATHROOM One full bathroom on the ground floor with shower serves the whole house. Fresh towels and a starter set of toiletries (shampoo, conditioner, body wash, hand soap, lotion) provided. A small plastic tub is available for bathing little ones.

THE MUDROOM Connected to the house and enclosed, the mudroom is your home base. Bike storage for up to 6 bikes, a maintenance and wash station, and a shelf stocked with nice extras — travel chairs, picnic blanket, bocce ball, badminton set, dog bin, and grill supplies for the backyard. Enter from the mudroom into the fenced backyard (3 steps up from mudroom level to the main house).

THE BACKYARD Large, fully fenced, and ready for play. Grill, seating area with table and chairs, and a hammock for lazy afternoons. Dog bags and a dedicated poop bin are provided — please do your best to keep the yard tidy for the next guests.

PETS

The Joybird House is pet friendly because we love our fur babies! The large fenced backyard is a great space for your pup to run around. A dog bin in the mudroom has towels, sheets, and blankets to cover furniture and bedding during your stay — please use them! Dog bags are provided; please pick up after your pet in the yard and dispose in the dedicated poop bin beside the trash cans. A $125 pet fee applies and must be confirmed at booking.

The Joybird House has two designated parking spots in the grass front yard area to the right of the house. The front door is secured with a keypad lock. It is self-check in any time after 4pm. A code for the electronic keypad lock will be provided the day of your stay.

GOOD TO KNOW

She's Got Character. The Joybird House was built in the 1970s and still carries some of her original quirks — all completely functional, just good to know before you arrive.

WATER PRESSURE

The original 3/8 inch water lines mean pressure is gentler than modern standard. Everything works beautifully — it's just a little more unhurried.

VERY HOT WATER

The water gets very hot — please use caution, especially with children.

HOT WATER HEATER SOUNDS

You'll hear the gas kick on when hot water is running, and may notice a popping or knocking sound near the tank as it heats up — that's normal steam expansion. Our plumber has given her a clean bill of health. She's just a talker.

HEATING & COOLING

Bedrooms don't have individual vents. The mini split in the living room serves the downstairs, and a wall unit between the upstairs bedrooms handles the upper level. Leave bedroom doors open at night for the best airflow. Fans and space heaters are in every room for personal comfort.

SQUIRRELS

The A-frame roofline is close to the ground — squirrels love it. You may hear scurrying overhead. They're outside, doing their thing.

NEIGHBORS

Both neighboring houses have small dogs who take their watchdog duties very seriously. A little yapping is part of the neighborhood soundtrack and we've found it tolerable.

HOUSE RULES

My number one goal is to make your stay as comfortable and lovely as possible. I ask that all guests follow these house rules and confirm their understanding at booking — this ensures that if any rules can't be followed, you'll have the option to cancel. Thank you in advance! OCCUPANCY: The Joybird House sleeps up to 6 guests but is ideal for 2-4 guests because she is cozy. Please do not bring additional visitors without prior approval.

CHECK IN / CHECK OUT: Check-in is at 4:00 PM and check-out is at 11:00 AM. Please be respectful of these times as our cleaning crew works on a tight schedule between guests.

CAMERA: There is one exterior Ring Doorbell camera by the front door. There are no cameras inside the home. Recordings will only be referenced if an issue arises.

NOISE: Quiet hours are between 10:00 PM and 7:00 AM. We have neighbors on both sides and we like them! Please be mindful.

TRASH: Please bag all trash and place in the designated outdoor bin. Do not leave trash inside at checkout.

NO PARTIES: No parties or large gatherings of any kind inside or on the property. Violation will result in immediate termination of your reservation with no refund and additional cleaning charges.

NO SMOKING: No smoking inside the home. Please use the provided ashtray when smoking outside. A $250 fee will be applied for smoking inside.

SHOES: The Joybird House is a no-shoes space. Please remove shoes at the entry — those colorful rugs deserve to stay that way!

PARKING: Parking is available in the two spots in the grass to the right of the house. Please do not block the road or park in any unmarked areas.

FOOD STORAGE: You're welcome to use the cabinets and fridge. Please seal all food to prevent pests and dispose of perishables before checkout. Any food or pantry items left by the host are welcome to enjoy — just inspect before consuming as the host is not responsible for any adverse reactions.

DYES: If you use spray tan or hair dye that bleeds, please bring your own linens. Stained linens may incur additional charges.

PETS: The Joybird House is pet friendly! A $125 pet fee must be confirmed at booking. Dogs must be house trained — dogs that use pee pads are not allowed. Please supervise your pet at all times or crate when left alone. Pick up after your dog in the yard and use the dedicated poop bin provided. You will be charged for any excessive damage caused by your pet.

NO MAIL: Please do not mail packages to the property.

FURNITURE: Please do not rearrange the furniture — every piece has its place in this colorful little world!

ILLEGAL SUBSTANCES: If guests are suspected of carrying or using illegal substances, authorities will be contacted and guests will be asked to vacate immediately with no refund.

RESPECT THE SPACE: The Joybird House is a home we love, not a hotel. Please treat it accordingly and tidy up before you leave.
